Philadelphia has just released its new assessments of property values. This is what the City believes your house is worth and how it determines how much your property taxes are. However, when the City publishes its assessments, it does not tell you how much in property taxes you must pay.
This online calculator will help you estimate your new property tax bill for 2023.
Simply enter your address (number and street) below and the tool will calculate your estimated taxes.
Tips
- You should use the appropriate abbreviations when entering your address, for example “N” instead “North” and “St” instead of “Street.”
- If your address is still not recognized, you can visit property.phila.gov to find your 2022 and 2023 market values, and enter them below. If you receive the Homestead Exemption, you will see a number greater than 0 in the “Exempt Improvement” column. If this is the case, you should check the box next to “Do you receive the Homestead Exemption?”
The Homestead Exemption is available to people who live in the home that they own (even if you are in a tangled title and are not yet on the deed). If you are not currently enrolled in the Homestead Exemption, but think you may qualify, it’s easy to apply! Visit the City’s Homestead Exemption page. You will need your OPA account number from the City of Philadelphia property search page. If the online tool does not list you as the current owner, you will need to submit an application by mail.
Currently, the Philadelphia property tax rate is 1.3998% and the Homestead Exemption is $45,000. The City calculates your taxes using these numbers, but can change both the Homestead Exemption amount and the tax rate.
Please note that the tool below only provides an estimate. If you receive a property tax abatement, are enrolled in LOOP, or have received the Senior Tax Freeze, this estimate may not be accurate.
