A foreclosure is a court case to collect on a delinquent mortgage. If the homeowner loses, the mortgage company can conduct a sheriff sale of the property to collect the debt.
When a mortgage company files a foreclosure against a borrower’s home, the court schedules the case for a conciliation conference at City Hall before the mortgage company can take a default judgment. The homeowner has the opportunity to work with a housing counselor, and sometimes an attorney, to try to reach a resolution of the mortgage delinquency that will save the home.
